A building pad is more than "flat dirt." It's an engineered platformsized to the building, compacted to support the slab load, shaped to drain water away from the structure, and finished to the elevation tolerance your concrete or steel contractor needs. Skip any of those and you don't have a building pad — you have a problem waiting to crack the slab.
On a typical job we start with the cut — strip topsoil and unsuitable material, then cut to subgrade elevation. Fill goes back in lifts — usually 6 to 8 inches at a time of select fill or limestone base, each lift compacted before the next goes on. The pad surface ends a few inches above surrounding grade with positive fall away in every direction so water never ponds against the slab. On commercial and engineered residential pads we coordinate third-party density testing per the geotechnical report and the engineer's spec.
